Job Description: Residential Property Manager

Summary:

This position is responsible for the effective and efficient management of all aspects of operations at a 250-unit residential apartment building located in the Dupont Circle neighborhood of Washington, DC. Primary duties include maintaining excellent resident relations, maintaining high occupancy levels, and managing property building staff. Reports to the Director of Residential Operations.

Essential Duties and Responsibilities:

Oversee administrative responsibilities of running the property, including:

• Approve invoices.

• Hire and supervise staff, including marketing consultants.

• Supervising data entry of all telephone logs, guest cards, and applications.

• Submission of weekly leasing reports to the Director, Residential Operations/owners.

• Daily update of apartment availability report.

• Perform/Oversee market survey weekly.

• Communication with all residents about building issues.

• Obtain bid proposals for annual service contracts.

• Creating an annual budget.

• Assist with revenue projections with the revenue management team.

• Hire and supervise building staff.

• Market the property through advertising, outdoor signage, etc.

• Conduct daily inspections of apartments to show.

• Oversee/conduct tours with prospective residents.

• Oversee follow-up with prospective residents with thank-you cards and telephone calls.

• Process applications.

• Type/Review leases and lease renewals.

• Oversee the coordination of lease signing with new residents.

• File resident leases and resident correspondence.

• Conduct move-in and move-out inspections.

• Direct involvement in resident relations.

• Conduct fair housing training for staff.

• Oversee the retail tenants.

• Monthly financial reporting (accruals & variance notes)

• Collect monthly rent & perform deposit accounting.

• Investigating and resolving property/resident issues and rental violations.

Oversee maintenance responsibilities of the property, including:

• Conduct monthly inspections.

• Work closely with the maintenance staff.

• Conduct quarterly inspections with the Director of Residential Operations, Vice President of Residential Operations, or Director of Engineering and Sustainability.

• Facilitate resident service requests

Qualifications:

• Bachelor of Arts or Bachelor of Sciences degree (preferred but not required).

• Minimum seven years experience in residential property management.

• Regular participation in continuing education.

• Working knowledge of computer software applications, including Microsoft Word, Excel, and One-Site.

• Excellent written and verbal communication skills.

• Ability to initiate projects and follow through to completion.

• Ability to make decisions affecting the property and the staff.

• Ability to establish and maintain consistent and punctual attendance at work.

• Ability to work well with others.

• Ability to work without supervision.

• Ability to take direction.
